Watt Consulting Group (WATT) has worked with the owners of this 63.7ha / 157.4 acre parcel located in Rocky View County, just north of Calgary and east of the Cross Iron Mills development. We have provided a full range of consulting services, starting with the initial planning and design of the development and have played a lead role in negotiations with the County, adjoining land owners (including Nexen who holds an embedded gas well on the site) and the Province of Alberta (notably Alberta Environment). In addition to providing cash flow and budget estimates and detailed roads and servicing design, WATT has worked on the developer’s behalf to obtain planning and development approvals, including negotiation of a Development Agreement with the County. We have undertaken full topographical and boundary surveys and prepared the tentative legal plans for the development.
Challenges which have been met include a comprehensive stormwater management study for the site and the design of a 4.9ha / 12.1 acre storm pond, which accommodates existing wetlands. Our Transportation Planning group has applied their technical expertise in the preparation of studies and reports for both the County and the Province in support of the development.
WATT has been engaged to do the construction survey and oversee the contracts and construction operations on the owner’s behalf.
